Instead of charging a percentage of the purchase price, I offer complete buyer representation for a flat fee of $8,000 — so your fee is based on the value of the work, not the value of the house.
As a buyer, you deserve to have options. I give you another way to buy a home that benefits you instead of your agent. You get the guidance and representation you need at a cost that benefits you. A knowledgeable agent provides essential guidance — and the buyer’s agent fee is a key factor that can impact your purchase. My lower buyer's representation fee can benefit my clients in three specific ways:
Buyer's agent compensation is now included as a term in the purchase agreement. Sellers will consider this amount, along with other terms, when reviewing offers — and it can influence their decision. In competitive situations, requesting a lower buyer’s agent fee may make your offer more appealing, with a greater chance of it being accepted.
In the rare event that a seller isn’t covering my fee as your buyer’s agent, I believe the cost should still be fair, transparent, and manageable. My fee reflects the guidance and expertise I provide throughout the process — a rate I can feel good about charging, and one my clients can feel comfortable paying if needed.
In some cases, the seller is willing to offer more than my set fee. When that happens, I credit my buyers the difference at closing — putting money back in your pocket.
